Overview
Suffield Meadows Condominium Unit Owners Association (CUOA) is a picture-perfect small community designed especially for those 55 and better. Construction started in 2005 and was completed in 2011 with a total of 112 residences and an on-site assisted living facility.
We are located between Gainesville and Historic Old Town Warrenton in Fauquier County on what was formerly a private estate and holly tree farm. Our community provides a unique and extraordinary setting against a backdrop of large trees, rich greenery and winding paved walking trails. With a focus on low maintenance living and amenities, Suffield Meadows has spacious and bright single family homes, attached homes and two condominium buildings each housing 16 roomy condominium units. All homes have condo-type ownership.
Amenities
Our community amenities include lawn care and maintenance, a clubhouse with a library, outdoor swimming pool, and fitness center. Our grounds are surrounded by paved and unpaved nature trails, open meadows, a bird sanctuary, and preserved wetlands. In addition, there are a variety of social clubs and special interest groups that get together on a regular basis. Some examples are a gardening club, book clubs, yoga sessions, seasonal water aerobics, bridge and Bunco. Our active Social Group organizes several community activities such as an annual Holiday Party, trips to local venues and special events such as a Valentine’s Day brunch.
One of our unique features is an on-site assisted living facility called “The Villa at Suffield Meadows”. Our residents have the option of placing their names on a waiting list for the assisted living facility, should they ever want to move into The Villa. Even if we are not ready for the move, once we are on the list we will not lose our spot, nor move to the bottom of the list. All Suffield Meadows residents have full use of many of the facilities at The Villa, including a theater, activity rooms, a computer center, a salon/beauty shop, and a full-service restaurant with wait staff as well as a self-serve bistro.

Annual Fees
The monthly association fees include weekly lawn care, seasonal fertilization/weed prevention, and new mulch around the residences and community buildings. The fees cover the complete maintenance of the various recreational facilities, common area buildings, extensive grounds and trails. We also maintain a private state-of-the-art Waste Water Treatment Facility.
